Whether you are a landlord looking to let out a property or a tenant looking to rent. We provide you with a helpful service. Lancashire properties are based in the heart of Levenshulme with properties in and around the Manchester area.

Our staff are dedicated to finding your ideal home to rent, with our wide range of properties we also offer house shares, room lets and commercial properties.

Full Management or Let-Only

We also offer our management services to landlord which means you entrust us with all the responsibilities of you and we simply deposit your monthly rent payments into your account.

In our management contract we find the suitable tenant for your property, conduct reference checks, collect initial upfront rent and deposit, prepare agreements, submit deposit with Deposit Protection Scheme, carry out move in's, inform utilities, collect monthly rents thereafter from the tenants and carry out any repair works or maintenance required to the property.

This means you can sit back and relax and let us do all the work for you. An agree commission will be charged each month from the landlord for our management services.

Alternatively we offer a Let Only service. This means we do all of the above except our job ends once we move in the tenant and pay out your first months rent to you. From there onward, the responsibility of managing the property lies with the landlord.

Renting a Property

If you are a tenant looking to rent a property, we are here to help you to find your perfect home. We will offer you advice and help more than any other agency and will help you through out the signing process.

We conduct evening and weekend viewings, specifically for convenience of our full time working, potential tenants. Below is a quick outline of the process you will have to go through in order to rent a property from Lancashire Properties.

Once you decide to rent a property from Lancashire Properties, you would be required to complete the application for a reference check. The following documents would be required for your application:

If you are unable to provide any of the above, we might have to ask you to provide a Guarantor, Extra Deposit or 6 Month's rent in advance depending on your circumstances. Please note all tenants with a pending application with Home Office, without a valid visa, will be rented the property subject to the Right to Rent check.

Once the satisfactory references have been obtained, a one week holding deposit will be payable which is non-refundable if you decide to withdraw. We do not charge any agency fees.

Please note all our tenancy agreements are Assured Short Hold Fixed Term Tenancy Agreements. If you change your mind after the tenancy agreement has been signed, you will be liable to pay rent for the full term of your tenancy agreement.

Permitted payments

Before the tenancy starts (Payable to Lancashire Properties)

Deposit: No more than the equivalent of five weeks rent.

During the tenancy (payable to the Agent)

Payment of £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% plus the Bank of England base interest rate
Payment for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable

Utilities - gas, electricity, water
Communications - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
